This farm is located from Winner, SD, 8 miles East on SD Highway 44 and 11.5 miles North on SD Highway 49. Tracts 1, 2, & 3 are located 2 miles west of SD Highway 49 and along a well maintained Tripp County gravel road. There will be signage marking the individual tracts. TERMS & CONDITIONS: This is a cash sale. Potential buyers must have their financial arrangements secured prior to bidding. There will be no buyer contingencies offered or accepted for financing, inspections, or appraisals. Successful bidder(s) will be required, immediately upon the conclusion of the auction, to sign a Real Estate purchase contract and to deposit with Dan Clark Auction & Realty, LLC, a ten percent (10%) nonrefundable earnest money payment, which will be made out to the closing agency, Tripp & Todd Title Company, 302 East 2nd Street, Winner, SD. Balance of the purchase price is due in certified funds at closing on or before May 31, 2018.  Conveyance of Marketable Title will be transferred by South Dakota Trustee Deed, free and clear of liens but subject to easements, reservations, and exceptions of record as well as statutory rights of way and other recorded easements at the time of sale. Owners Title insurance policy will be provided to the buyer for examination prior to the auction. Cost of Title insurance and closing fees will be divided equally 50% buyer & 50% seller. This property is sold AS-IS / WHERE-IS. Property is being sold by legal descriptions only.
