This real estate property will be offered as four separate tracts, and will not be offered in any combinations or as a whole.
Property Location: From Presho, SD go east on SD Hwy 16 to the junction of US Hwy 183 & SD Hwy 16, then go South on US Hwy 183, 4.75 miles. Auction signs will mark the property.

Tract 2 – The SW ¼ of Section four (4), Township one-hundred four (104) North, Range seventy-seven (77) West of the 5th PM , Liberty Township, Lyman County, South Dakota.
- This parcel consists of 160 +/- acres of which there are 80.9 acres of farmground with the balance being CRP and hayground. This is a cash sale, which means potential buyers must have their financial arrangements secured prior to bidding. There will be no buyer contingencies offered or accepted for financing, inspections, or appraisals. Immediately upon the conclusion of the auction, the successful bidder(s) will be required to sign real estate purchase contract and to deposit with RE Broker/Auctioneer, a nonrefundable earnest money payment of ten (10) percent of the total purchase price. The earnest money payment will be made payable to the closing agency, Lyman County Title Company, PO Box 5, Kennebec, SD 57544. Balance of the purchase price is due in certified funds at closing on or before October 1, 2019. Buyer will receive full possession of this property after final payment has been made at closing.
Conveyance of marketable title will be transferred by Warranty Deed, free and clear of liens but subject to easements, reservations, and exceptions of record as well as statutory rights of way and other recorded easements at the time of sale.
