Property Location: From Winner, South Dakota, beginning at the corner of US Hwy 18 and 315th Avenue, this property is located 13.5 miles South on 315th Avenue, 5 miles West on 291st Street, and 1/2 mile South on 310th Avenue.

General Information: 320 +/- acres, all pasture/grass, private well – 110’ deep, used to water livestock, well re dug 10 years ago, well pump uses an electric motor, 20’ rubber stock tank, owner would like to retain some usage of the water from well. This property is located along a maintained gravel county road on the west side of the property, unmaintained section lines on the south and the east side of the property. Good 4 wire boundary fences, divider fence between the SW ¼ and the SE 1/4 of the property, water tank waters both sides. According to the Tripp County Treasures office, the most recent annual taxes were $1,017.18.

This property will be sold by the acre, based on the acres as stated on the county tax records, with the acres understood to be “more or less”. 


Terms & Conditions:

This is a cash sale, which means potential buyers must have their financial arrangements secured prior to bidding.  There will be no buyer contingencies offered or accepted for financing, inspections, or appraisals.  Immediately upon the conclusion of the auction, the successful bidder(s) will be required to sign real estate purchase contract and to deposit with RE Broker/Auctioneer, a nonrefundable earnest money payment of ten (10) percent of the total purchase price. The earnest money payment will be made payable to the closing agency, Tripp & Todd County Title Company, 302 East Second Street, Winner, SD 57580. Balance of the purchase price is due in certified funds at closing on or before April 13, 2020. Buyer(s) will take full possession after final payment at the date of the closing.

Conveyance of marketable title will be transferred by Warranty Deed, free and clear of liens but subject to easements, reservations, and exceptions of record as well as statutory rights of way and other recorded easements at the time of sale. Owners’ title insurance policy will be provided to the buyer for examination prior to the auction. Cost of title insurance and closing fees will be divided equally 50% buyer & 50% seller.

This property is sold AS-IS / WHERE-IS. Property is being sold by legal descriptions only. Should a property survey become necessary, it will be at the buyers’ expense. Seller(s) do not warranty or guarantee the property boundaries are accurate. Any new boundary survey will be the responsibility of the Purchaser, pursuant to South Dakota statutes.
