Property Location: To access the northwest side of the property, from Winner, SD, east on SD 44, 11 miles, north on 329th Ave., 5 miles, east on 272nd St., 2 miles. To access the northeast side of the property, from Winner, SD, east on SD 44, 15 miles, north on 333 Ave.5.0 miles, west on 272 St., 1.0 mile. Some maps show a township road that runs the full length of the north side of the property, but there is no bridge crossing the Bull creek, so this property can only be accessed from the northwest corner or the northeast corner.

This is a cash or conventional loan sale, which means potential buyers must have their financial

arrangements secured prior to bidding. The sale of these property is not contingent upon Buyer

(s) obtaining financing. All financial arrangements are to have been made prior to bidding at the

auction. By bidding, the bidder makes representation that the bidder has the present ability to pay

the bid price and fulfill the Real Estate Contract.

This property will be sold by the acre, based on the legal description., with the acres understood to be “more or less”. This property will be offered at the live auction by _X_ amount of dollars per acre, times the total taxable acres.

There will be no buyer contingencies offered or accepted for inspections, or appraisals.

Immediately upon the conclusion of the auction, the successful bidder(s) will be required to sign a real estate purchase contract and to deposit with RE Broker/Auctioneer, a nonrefundable earnest money payment of ten (10) percent of the total purchase price. The earnest money payment will be made payable to the closing agency, Tripp & Todd Title Company, 302 E 2nd St., Winner, SD   

Balance of the purchase price is due in certified funds at closing on or before March 23, 2022. Buyers will be granted immediate & full possession of these properties after final payment is made on the date of the closing.

Conveyance of marketable title will be transferred Warranty Deed, free and clear of liens but

subject to easements, reservations, and exceptions of record as well as statutory rights of way and other recorded easements at the time of sale. Owners’ title insurance policy will be provided to the buyer for examination prior to the auction. Cost of title insurance policy and closing service fees will be divided equally 50% buyer & 50% seller.
